WHAT IS APARTMENT INVESTING?

Apartment syndications are a type of real estate investment strategy where multiple investors pool their money together to purchase, manage, and share in the profits of a large apartment complex or multifamily property. Each deal is managed by a core group of active investors and staff members, allowing its passive investors to sit back and reap the benefits of their capital at work. In this sense, apartment syndications can be a great way for investors to gain exposure to real estate investing without having to take on the responsibilities of owning and keeping up with a property themselves!

HOW DO YOU MAKE MONEY?

Returns are typically generated through rental income and appreciation of the property over time, with profits distributed to investors according to their ownership percentage. Once the property is stabilized (repairs, renovations, and management changes have been made), owners will start receiving a flat or preferred return on monthly rental income profits. In several years, if the asset team decides that it is a good time to sell or refinance the property, investors will receive a percentage of the resulting cash profit. 

HOW WE SCOUT OUR DEALS: THE ACQUISITION PROCESS

MARKET RESEARCH

We consult governmental population growth and movement statistics, economic reports, and industrial trends to determine whether certain regions should be searched for qualifying properties.   

ANALYSIS

If a property is compatible with our criteria, we underwrite it to ballpark an offer price. Our analysis considers its current income and expenses, as well as our own budget and renovation assumptions.  

ACQUISITION

Once our offer is accepted, we have a given amount of time to present the deal to our investors and raise the capital necessary to close on the property.

DEAL SOURCING

Our deal flow originates mostly from local brokers and private sellers. This provides us with a variety of on-and-off market properties to inspect for investment viability.

DUE DILIGENCE

After submitting the offer, we continue to analyze the property by looking at comparable rental rates and other measures. We also visit the asset in person to determine its need for upgrades and opportunities for value additions. 

VALUE ADD

Improvements to the property begin once bids for projects are accepted. We also put income producing systems into place like utility billbacks (RUBS), carports/paid parking, and amenity packages.

OPTIMIZE EXPENSES

We audit the operations of the asset, making sure that all staff members, products, and services involved with the upkeep of the property are efficient and cost-effective. 

MANAGE EFFICIENTLY

To maintain transparency, we host monthly meetings with investors about the progress, performance, and projected returns of the asset.

TARGET RETURNS

We aim to deliver an 8% preferred return to our partners, and offer a 70/30 profit split on the asset at the time of sale. Terms vary depending on the contributions of the investor and performance of the property.
