Adam is a veteran real estate investor and railroad inspector based in Northern Illinois, where he resides with his wife and two sons. He personally owns and operates a multimillion-dollar portfolio in the region that is composed of single and multifamily properties. Adam’s legacy-driven philosophy of embracing lucrative opportunities, veteran experience with creative financing, prolific mastermind involvement, as well as thousands of hours’ worth of self-education continue to expand and evolve his presence in the area. Outside of his midwestern holdings, Adam has sourced and asset managed three full-cycle multifamily deals (as well as several personal units) in Jacksonville, FL that he remains involved with today. His decades-long career in the railroad industry as an inspector and overseer of construction cultivated an eye for detail and efficiency that qualify him uniquely in the management, operation, and acquisition of real estate.

WHO?
We work with operators (house-flippers and rehabbers) who have a demonstrated track record in real estate. This means that they must have completed 2+ fix-and-flips within the last two years, each of which must be backed by HUD slips.​
WHAT?
We invest in the flipping and rehabbing of small, value-add multifamily properties. We provide loans for up to 70% of purchase price for those projects that are 65-75% below ARV even with 100% of rehab costs covered.
WHERE?
Sondgeroth Fund I, LLC operates primarily within markets that its managing partners already have a presence and established network in. To date, these regions include: Illinois, Northwestern Indiana, and Florida.
Carefully evaluate the borrower's background, credentials, and financial capacity before approving the loan.
Acquire a property valuation from an impartial third-party source.
Issue a short-term loan (6-12 month commitment on average) with a low level of leverage, which is secured by a first-position lien.
Our loan servicers follow-up with borrowers as needed: verifying before draws are taken that work is properly completed in a timely manner.
Of the interest paid to the debt management team, investors see their returns first and on a quarterly basis.
